.Abstract
Starting from the study of the organization, trajectories and strategies developed by real state investors and firms that took part in the economic and territorial expansion of Rosario between 1880 and 1914, we assumed that, since the beginning of twentieth century. the outstanding managerial trajectories based on profiability and businesses lastingness matched with agents whose capital was concentrated in urban real state investment or in financial investment with real state risk, in contrast to that happened during the speculative boom that ended in the crisis of 1890. As a matter of fact. the specialization of agents, the integration of real state businesses and the access to information related to the ways and trends of urban growth are essential to explain the predominance of real state companies regarding others established in multiple economic activities at the first decades of the new century.
